Our rezoning application seeks to rezone from an RM-45 Multiple Residential zone to a CD Comprehensive Development zone to allow for mixed commercial and residential uses, to increase height and density to support the neighbourhood growth ethos and urban design planning intentions. Our general development proposal application for the site is primarily residential complex with some commercial spaces and community amenity spaces.
Seven towers are being proposed, ranging from 16-48 storeys. Podium heights range from 4-8 stories, in addition to five 6 storey wood frame buildings.
Built Form & Massing
The project will provide approximately 321 long-term rental housing units and 2,193 market units, offering a range of unit sizes and types from studios to three-bedroom units.
Phasing
Eight phases are being contemplated for this project, and the construction phasing will occur from East to West. The first phase of development does not involve the demolition of any existing buildings or any relocation of existing tenants.
